Historical Documents: We scan all historical records from paper, index cards, aperture cards, microfilm, microfiche or any other media and then index/post the various fields from the document images to a database. The database is then linked to the index and then merged into your current plant software to update the historical records in your database.
The scanning process is done either on-site at the client location or at the Courthouse. The indexing process is done at our office in India.
Day-Forward Indexing / Posting: Some Courthouses scan their day-forward images and provide them to the Title companies on a weekly basis. We can take these weekly data and index the fields as per the Title plant software requirement and provide the data back ready to merge into the software on a timely basis. This keeps the Title plants to date on their Title plant data requirement. We can convert electronic images and data in any format the client provides us to suite the clients Title plant software.
Searching the electronic title plant databases for the current, prior owners in the chain of title, deeds, mortgages, judgments and liens, bankruptcies. Preparing the report with the appropriate content based on its scope of coverage.
In this process, we receive scanned documents from client via FTP or CD’s through courier. We receive instruments batch wise for different counties. We receive both i.e. history and go-forward batches from client. For go-forward batches we get TAT of 10 hours. We identify key fields in each document and capture information like Legal description, Party names i.e. Grantor, Grantee from instrument, Extension information which is related to previous references and comments which includes additional property information.
Key data on the title production system from the title abstract in order to prepare the commitment report.
In this process, we receive scanned documents from client through FTP or via hard discs shipped through courier. These images are separate pages of different documents. These documents/images are then electronically bunched (stapled) as per client requirements. We sent text file of bunched batches county wise to client. Currently we are processing 5,00,000 images / day in this process.
